Prospective New Resident
If you are thinking about buying a home in LFV, here are some helpful facts to consider.
LFV is a 55+ community which means no one under age 18 can live here, only 2 adults can live in a home, no rentals are allowed and we cannot surpass 20% of the residents under age 55. The medium age of LFV is 70+. We are a deed restricted community and follow these rules. Please visit the Document Center, Deed Restrictions & By-Laws section. The main component is that anything changed or added on the outside of your home needs to be submitted prior to work and will be approved or disapproved by our Architectural & Landscaping Committee, ie, landscaping, side walks, roofs, windows, doors, etc. The reason for this is that the community strives to maintain its beautiful, consistent look.
Each household pays a monthly $125 fee to our management company, Mastriana Property Management. That fee is used for: weekly lawn cuts, shrubbery trim, leaf removal, snow removal, trash & recycle pick up, Clubhouse and common property maintenance, storm water pond maintenance, community insurance etc.
LFV has a resident elected active 7 person board of directors that oversees all facets of the community. These are 7 residents that take an active and supportive role in making sure LFV is a well maintained and safe place to live.
